The South Eastern Development Foundation's Revolving Loan Fund has two components: the Housing Revolving Loan Fund and the Economic Development Revolving Loan Fund. The Housing Revolving Loan Fund provides construction financing to individuals, and for-profit and non-profit developers to construct a Governor's House. SEDF also partners with USDA Rural Development's on its 502 Home Loan Program. The purpose of this loan program is to provide financing at reasonable rates and terms with no down payment required, to low and very low income families that are unable to obtain conventional financing. This program is not available within the city limits of Sioux Falls. The Economic Development Revolving Loan Fund provides loans to individuals and businesses to start-up or expand a business. This program works in conjunction with local lending institutions.

Brings volunteers, contractors, families, and community members together to provide safe, affordable housing solutions for qualified low-to-moderate income individuals or families. Home Repair Project helps homeowners with minor to moderate exterior repairs and accessibility improvements to help them safely remain in their homes. Projects may include ramps, handrails, steps, doors, windows, painting, siding repair, and exterior safety improvements. Habitat Homeownership offers qualified applicants the opportunity to purchase an affordable home. Applications are accepted during designated open enrollment periods only. There is no ongoing waiting list. Services are dependent on funding availability, volunteer capacity, and seasonal construction schedules. Project availability may be limited. Builds homes for people in need: Habitat for Humanity builds houses in partnership with volunteers and people in need and then sells the homes to those people in need, known as partner families. Partner families are selected by Habitat based on: their need for housing; their willingness to partner with Habitat; and the ability to pay a 0% interest mortgage. Assists in restoration on exterior of existing homes for people in need: Volunteers (including youth groups), are organized and recruited by Hub Area Habitat for Humanity to assist with the following projects for income eligible homeowners including: Exterior painting or siding, Minor exterior home repairs, or Yard work including: weeding, trimming shrubbery, raking leaves (yard rehabilitation, not lawn mowing). This does not include tree trimming of taking down a tree. Help Build It Center: a store where items can be donated and purchased at discounted prices. Items consist of: light fixtures, bathroom fixtures, furniture, appliances, carpet, wood and tile flooring, windows and doors, paints and stains and other miscellaneous home goods.

BAHFH offers an opportunity of homeownership to families that otherwise couldn't afford to purchase one on their own. Applicants must have a need for better housing, the ability to pay an affordable mortgage and willingness to partner with Habitat for Humanity through our "sweat equity" program. Habitat provides homeowners with financial and homeownership counseling, opportunities to work on their own home, and homeownership with a payment they can afford.

The Home-ownership Program helps individuals who fall between 45% and 80% of the median income, must demonstrate the ability to repay a mortgage, and must be willing to partner by meeting sweat equity requirements. The Home Repair and Aging in Place programs are designed to assist individuals living on a limited income and/or who are not physically able to make necessary repairs and modifications needed for accessibility and safety.

Qualified applicants participate in financial & homebuyer education and volunteer on jobsites. Upon completion of program requirements, applicants obtain an affordable loan from a third party lender. Gaps between affordability and appraised value are financed by BHAHFH through a subordinate, deferred mortgage. Qualifications include ability to pay an affordable mortgage payment, maintaining a debt-to-income ratio, and willingness to partner with BHAHFH. Provides an affordable homeownership program that is open to applicants once a year, for a limited time. The selection process can become competitive if many qualified applicants apply. Selection is based on need, ability to pay, meeting eligibility criteria and willingness to partner. Selected applicants partner with Habitat to build and purchase a home. The timeline for achieving homeownership is generally 16-24 months from the time of application submission. Homes are built with a combination of skilled and unskilled labor. Homebuyer partners work alongside volunteers to build their home. Habitat is the builder, the seller, and the lender in the real estate transaction, providing affordable financing that does not exceed 30% of the homebuyer's gross income. Homebuyer partners must complete 300 hours of sweat equity, which includes construction on Habitat homes and participation in homebuyer education classes. The home location, design and style is determined by Habitat, and the homebuyer's options are limited. Habitat is not a custom builder.
